BUSINESS CONSULTANCY AND BUSINESS SALES

Businesses peak, trough, they grow and sometimes they don't. The key is to know when to change tack, when to alter or implement systems, when to continue and when to get out. We use basic strategies that we have seen work in our own business and in others.

Businesses sell all the time and at different stages of their maturity. Each business will have good and bad points. Some will be cheap, others expensive or fairly priced. Matching purchasers with businesses on offer is our expertise and again our coordinated and effective campaigning gets results.

ADVISORY AND CONSULTANCY

There are a multitude of different ways in which agents can be of benefit to their clients. Our view in acting as agents is that you do not just receive advice on one specialised level but rather a variety of levels. For example, having an agent sell your property is only half the service. You then need to buy and in that situation you need more professional advice than when you sell. Often you hear people talk about buying a commercial property with little or no knowledge of the industry.

Following are a few examples of how our service can benefit you beyond the normal:

  • Portfolio Analysis - Restructuring a property portfolio can be a long and complex process. Every property owner has different requirements for their portfolio. Whether it consists of purely retail properties or an even spread of commercial, retail and industrial or vacant unleased commercial buildings, ASM can assist in guiding you to your desired goal.
  • Rent review and lease renewal negotiations and advice - Acting on behalf of owners or tenants in establishing a strategy toward a lease renewal or review. There has been a dramatic shift in the nature of different types of reviews in recent years. For example when the market is moving quickly and values are rising, landlords want market reviews and tenants want fixed increases and when growth is slow with no inflation landlords want fixed increases and tenants want CPI. We assist in ensuring that clients know the market and understand the alternatives available to them at a given point in time.
  • Long and short-term property strategy - What you want or can get from your property today may be different from what you can have in the short or long term. At ASM Commercial we will evaluate the highest and best use for your property and coordinate a plan and time frame to assist you to achieve this.
  • Property Development / Project Management - We can assist in increasing the cash flow and value of a clients investment through redevelopment or refurbishment. This involves conducting a feasibility study, analysing projected rentals and likely costs. If the proposed changes are viable, upon appointment we can arrange for refurbishment/redevelopment and then release. The entire process encompasses the following:

        - Feasibility study

        - Client Authority

        - Town planning application

        - Building application.

        - Coordination of Builder quotes
