PROPERTY MANAGEMENT
Elementary forms of real estate practice have changed and property managers today
are required to provide more than a rent collection service. Ongoing customer
service and a complete property assessment are essential. Our clients have the
comfort of knowing that their agent has the skill, competence and enthusiasm
to handle matters as though the property was their own!
Below is a list of management services we provide:
- Provide a landlord's instruction sheet that incorporates appropriate
instructions from the owner for attending to request for maintenance
and repairs, disbursement of rent, insurance and any other payments.
- Collect rental payments in accordance with the lease agreement.
- Pay authorised account and statutory charges.
- Disburse the rent according to the owner's instructions.
- Prepare annual revenue and expenditure statements.
- Pay rates, insurance premiums, body corporate fees and any other
payments.
- Establish and maintain property and rental records.
- Conduct periodic inspections and maintenance reporting.
- Attend to maintenance requests, advise owner, instruct tradespeople,
arrange quotations and pay tradespeople.
- Negotiate and administer rental reviews and lease expirations.
- Arrange insurance cover as directed and oversee any insurance
claims.
- Appropriate action if lessee is in default, including the issuing
of all relevant notices or letters of demand and instructions to
solicitors.
- Undertake inventory where required.

SALES AND LEASING
Whether selling, leasing, buying or renting, we
provide a process, that will enable you
to achieve your aims more effectively. The key is a coordinated and effective
approach, which in real estate marketing means making sure all elements of a
campaign are adhered to simultaneously thus creating a larger impact on the property
market at the appropriate point in time.
Following is a list of services provided by us. These are items that
will effectively facilitate the Sale or Lease of your property:
Sale of a Commercial Property by Auction
- Provide an appraisal of the market value of the property
- Recommend ways to optimise the appeal of he property
- Provide a marketing proposal including:
- marketing schedule and advertising budget
- strategies for introducing prospective buyers to the property
- Ascertain existing tenancy arrangements
- Arrange appropriate signage for the property
- Arrange and lodge approved advertising and promotional material
- Introduce prospective buyers to the property
- Professionally service inquiries from prospective
purchasers.
- Provide regular reports on the level of buyer interest
- Liaise with the occupier to arrange inspections (where possible)
- Conduct inspections of the property with the prospective buyers
- Submit all offers to the vendors
- Establish, prior to an auction, a strategy for the conduct of
the auction, taking into account the vendor's instructions and
the level of buyer interest
- Ensure the necessary documentations is in place to effect
the sale.
- Conduct the auction in accordance with the REIV Auctioneer's
Code of Conduct
- Negotiate a sale in accordance with the vendor's instructions
- Receipt the deposit in accordance with the Estate Agent's Act
- In the event that the property is not sold, maintain contact
as required to review the sale campaign and extend it for an agreed
time and for any additional agreed advertising budget
- Provide the opportunity for a final inspection with the
purchaser.
- Liase with legal representatives of all parties to facilitate
sale and settlement
Sale of a commercial property by private treaty
- The services provided for the sale of a property by auction are
also extended to any sale by private treaty excluding of course,
those pertaining to the auction itself
Leasing of a commercial property
- Inspect the property, provide a market appraisal and recommend
any property improvement
- Market the property including design, preparation and placement
of agreed advertising
- Professionally service inquiries from prospective tenants.

Conduct inspections of the property with prospective tenants.
- Receive, process and check tenancy applications
- Arrange credit check with our credit bureau of preferred
applicant.
- Negotiate the rental amount of the property along with suitable
terms and conditions
- Select a tenant in consultation with the owner
- Arrange preparation of the appropriate documentation
- the lease agreement
- the condition report (where applicable)
- inventory of fixtures and fittings
- Provide a copy of additional documentation that may by required
under government legislation. Brief the tenant(s) and owner of
their respective rights and duties
- Collect and receipt the rental payment for the
first period of the lease agreement
- Collect and receipt the
security bond (If applicable) or arrange for an appropriate bank
guarantee.
- Pay the security bond into a tenancy trust account if the
property is under management (under instruction from the landlord)
- Disburse the rent to the owner with a statement detailing
all income and authorised expenditure.
BUSINESS CONSULTANCY AND BUSINESS SALES
Businesses peak, trough, they grow and sometimes they don't. The key is to know
when to change tack, when to alter or implement systems, when to continue and

and in others.

You then need to buy and in that situation you need more professional
advice than when you sell. Often you hear people talk about buying

and tenants want fixed increases and when growth is slow
with no inflation landlords want fixed increases and tenants
